There is no honest single answer because two properties with the same number of rooms can contain completely different amounts of furniture and waste. A lightly furnished two-bed flat with a lift may be faster than one packed garage, and a full house with easy driveway access may load faster than a small top-floor flat with no lift.
The best estimate comes from the amount being removed + access + number of loads + labour required.

Room Count Is A Poor Measure Of Clearance Time
A common mistake is asking how long a “three-bedroom house” will take without considering what is inside it. One three-bedroom property may contain a sofa, beds and a few bags; another may have every cupboard full, a packed loft, garage shelving, garden waste and large wardrobes that need dismantling. The second property can involve several times the volume even though the floorplan is identical.
That is why we prefer video evidence over estimating from bedroom count alone. A video shows density, item size, storage areas and carrying routes in a way that a simple room number cannot.
Can A Video Estimate The Time As Well As The Price?
Usually it can give a useful planning estimate. We look for the likely load size, number of large items, stairs or lift access, distance to the van and anything that may need dismantling. The estimate is still subject to what is actually present on the day, but a complete walkthrough is far more accurate than a text message saying “full house”.
If the property is extremely packed, contains unusual heavy items or has access that cannot be judged on video, a different assessment may be needed before confirming the job.
Planning The Clearance Around A Deadline
If the property must be empty for completion, keys, an inventory inspection or incoming contractors, do not plan the clearance to finish at the exact deadline. Allow for parking delays, lift restrictions, unexpected extra contents and the possibility that the load is larger than it appeared in photographs.
For urgent jobs, tell us the hard deadline before the quote is confirmed. A realistic plan may mean starting earlier, allocating a larger vehicle solution or splitting the job differently rather than simply trying to load faster.
