How Long Does A House Clearance Take?

There is no honest single answer because two properties with the same number of rooms can contain completely different amounts of furniture and waste. A lightly furnished two-bed flat with a lift may be faster than one packed garage, and a full house with easy driveway access may load faster than a small top-floor flat with no lift.

The best estimate comes from the amount being removed + access + number of loads + labour required.

Typical jobRough planning rangeMain variables
Few bulky items / minimum collectionAround 1 hourParking, dismantling, stairs
Quarter-load clearanceUp to around 1 hour included in guide priceCarrying distance, item size
Half-load clearanceUp to around 2 hours includedFlats, stairs, sorting, furniture
Three-quarter loadUp to around 2 hours includedAccess and loading efficiency
Full standard loadUp to around 4 hours includedProperty layout, bulky items, dismantling
Large / packed / multi-load propertySeveral hours to more than one visitVolume, heavy items, multiple loads

These are planning guides based on our current loading allowances, not guaranteed completion times.

What Slows A House Clearance Down?

Stairs & No Lift

Repeated carries from upper floors can dominate the loading time.

Parking Distance

A van outside the door is very different from a loading point 50 metres away.

Unsorted Rooms

If the crew must repeatedly ask what stays and what goes, progress slows.

Furniture Dismantling

Large wardrobes, beds and awkward sofas may need extra handling.

Lofts & Garages

Stored boxes and mixed contents often create more volume than expected.

Multiple Loads

A property that exceeds one safe vehicle load needs a different plan.

How To Make Your House Clearance Faster

  1. Finish sorting before the crew arrives.
  2. Put keep-items in one locked/clearly marked room where possible.
  3. Send a complete video instead of only photographing the easiest room.
  4. Arrange parking or loading access in advance.
  5. Tell us about stairs, lifts and long carries.
  6. Show sofas, mattresses, fridges and unusually heavy items.

Read Same-Day House Clearance London. Urgent work depends on route and capacity, but accurate information can make the difference between a job being practical or not.

How Long Should You Allow For Probate Or Bereavement Sorting?

The removal stage may be only a few hours, but families should not rush the decision stage. The House Clearance After A Death guide explains what to separate before the collection is booked.

Room Count Is A Poor Measure Of Clearance Time

A common mistake is asking how long a “three-bedroom house” will take without considering what is inside it. One three-bedroom property may contain a sofa, beds and a few bags; another may have every cupboard full, a packed loft, garage shelving, garden waste and large wardrobes that need dismantling. The second property can involve several times the volume even though the floorplan is identical.

That is why we prefer video evidence over estimating from bedroom count alone. A video shows density, item size, storage areas and carrying routes in a way that a simple room number cannot.

Can A Video Estimate The Time As Well As The Price?

Usually it can give a useful planning estimate. We look for the likely load size, number of large items, stairs or lift access, distance to the van and anything that may need dismantling. The estimate is still subject to what is actually present on the day, but a complete walkthrough is far more accurate than a text message saying “full house”.

If the property is extremely packed, contains unusual heavy items or has access that cannot be judged on video, a different assessment may be needed before confirming the job.

Planning The Clearance Around A Deadline

If the property must be empty for completion, keys, an inventory inspection or incoming contractors, do not plan the clearance to finish at the exact deadline. Allow for parking delays, lift restrictions, unexpected extra contents and the possibility that the load is larger than it appeared in photographs.

For urgent jobs, tell us the hard deadline before the quote is confirmed. A realistic plan may mean starting earlier, allocating a larger vehicle solution or splitting the job differently rather than simply trying to load faster.

Frequently Asked Questions

How long does a house clearance take?

A small or lightly furnished job may take around one to two hours, while a fuller property can take several hours or more than one visit. The actual time depends on volume, access, lifting, sorting instructions and the number of loads.

Can a whole house be cleared in one day?

Often, if the contents, access and vehicle plan fit a single-day job. Large, packed, hoarded or multi-load properties may need longer.

How long does a flat clearance take?

Flats can be quick when the lift and loading point are good, but stairs, concierge procedures, narrow corridors and distant parking can add significant loading time.

Do you charge by the hour?

Our standard guide pricing is primarily load-based with included loading time. Extra labour or unusually difficult access can affect the final quote, which is why access should be shown before booking.

How long does a half-load clearance take?

Our current half-load guide price includes up to around two hours of labour. That is a pricing allowance, not a guarantee that every half-load job will take exactly two hours.

How long does a full-load house clearance take?

Our full standard load guide includes up to around four hours. A full property can still require more than one load or additional time depending on access and item type.

What makes a house clearance take longer?

Stairs, no lift, long carrying distances, parking restrictions, dismantling furniture, poor sorting instructions, packed lofts/garages, heavy items and multiple vehicle loads can all add time.

How can I make the clearance faster?

Separate keep-items before arrival, reserve parking/loading where possible, give accurate access instructions and send a complete video so the right vehicle and labour plan can be prepared.

Can you do an urgent clearance today?

Same-day work is possible subject to route, crew and capacity. Send the postcode and video early so feasibility can be checked.

Does probate make the physical clearance slower?

Not necessarily. Estate administration and family sorting can take time, but once the authorised items are clearly identified, the collection can be planned like any other clearance.
