People often search for a 1-bed house clearance cost, 2-bed house clearance cost or 3-bed house clearance cost because bedroom count feels like the easiest way to estimate the job. It is useful as a starting point, but it can also be misleading. House clearance companies are really moving a quantity of furniture, bags, appliances and household contents through a particular access route into one or more vehicles.
That means two apparently identical three-bedroom houses can have completely different clearance prices. One may be almost empty after a move. The other may contain wardrobes, beds, sofas, white goods, a packed loft, garage contents and years of stored possessions.

A studio or one-bedroom flat can sometimes be a relatively small clearance, especially where the customer has already moved most belongings and only furniture or rubbish remains. But London flats often add access variables: upper floors, no lift, concierge booking, restricted loading bays or a long carry from the building to the van.
For a useful quote, show the bed, mattress, wardrobes, sofa, dining furniture, kitchen contents, appliances and any balcony or storage cupboard. If the property is fully furnished, a one-bedroom flat can still create a substantial load.

A two-bedroom property commonly includes more bulky furniture and stored possessions than customers initially count. Bedrooms, living room, kitchen and hallway are obvious, but loft cupboards, sheds, garages and garden furniture can add a second layer of volume.
For flats, tell us the floor, lift size and parking arrangements. For houses, show side access, steps and the distance from the front or back door to the loading position.

Three-bedroom houses are one of the most common full-property clearance enquiries. They are also where bedroom-based online estimates become least reliable. Extra bedrooms are only part of the picture: utility rooms, studies, basements, lofts, garages, sheds and large gardens often add significant volume. Mansion and high-value property clearances may also need a more discreet or staged approach.

- Access: stairs, lifts, basements, long carries and difficult parking affect loading time.
