Professional Loft Clearance London

Clear information, realistic pricing and a collection planned around the waste, access and deadline.

Boxes & Stored Clutter

Cardboard boxes, suitcases, books, toys, clothes and general stored household items.

Small Furniture

Chairs, tables, drawers and dismantled furniture that can safely pass through the hatch and property.

Move Or Sale Preparation

Clear storage before photographs, viewings, completion or moving day.

Loft Conversion Preparation

Remove agreed loose contents before the builder or conversion team starts.

Partial Clearances

Remove selected zones while leaving clearly marked items in place.

Difficult Access

Ladders, hatch sizes, narrow stairs and long carries are assessed from video before arrival.

Full And Partial Attic Clearances

Some customers need the entire loft emptied; others only want one side cleared for insulation, a survey or new storage. Mark anything that must remain and show the whole loft in a continuous video so the quote covers the complete agreed scope.

Our team carries the agreed loose contents from the loft to the vehicle. The route must be safe, lit and capable of supporting normal access.

Preparing For A Loft Conversion

A conversion contractor normally needs loose belongings removed before work starts. Clear the loft early enough to reveal any hidden tanks, insulation, wiring, vermin damage or suspect materials that may need specialist attention.

We remove agreed contents; we do not disconnect tanks, electrical systems or structural components as part of an ordinary clearance.

Hatches, Ladders And Narrow Stairs

Send the hatch dimensions and show the ladder or staircase. Tell us whether the loft is boarded, whether there is standing headroom and whether items must pass through occupied bedrooms or finished hallways.

Large furniture may need dismantling before it can leave. We only include that labour when the item and route have been assessed.

Items Requiring Separate Assessment

Water tanks, insulation, asbestos-suspect boards, chemicals, paint, batteries, sharp objects, unknown containers and heavily contaminated material are not ordinary loft clutter. Do not move or open suspect materials. Photograph them from a safe distance and seek specialist advice where needed.

Protecting The Property

Clear stairways and identify delicate floors, bannisters and walls. For difficult jobs, discuss floor protection and a controlled carrying route before arrival. Customers should remove valuables and documents they intend to keep before the clearance starts.

Clear Volume Pricing For Suitable Loads

Our published cage-van prices are a useful starting point for ordinary, light and mixed waste. The final quote depends on the photographs or video, waste type, weight, access, parking, loading time, specialist items and the number of loads required. Heavy rubble, concrete, bricks, tiles, dense metal and other weight-led loads are assessed separately so the correct vehicle and disposal route can be planned.

Minimum Load£120+ VAT
Up to approx. 2-yard skip / estate-car boot space
Quarter Load£180+ VAT
Up to approx. 4-yard skip
Half Load£270+ VAT
Up to approx. 6–8-yard skip
¾ Load£380+ VAT
Up to approx. 8–13-yard skip
Full Load£450+ VAT
Up to approx. 13–18-yard cage-van load

Important: these guide prices apply where the material, weight, access and loading time suit the selected load size. Sofas, mattresses, refrigeration equipment, tyres, paint, gas bottles and other specialist items can have additional disposal charges. We explain these before the collection is confirmed.

What To Send For An Accurate Quote

A clear photo or short video usually gives us the information needed to quote quickly. Please include:

  • All waste from more than one angle, including anything hidden behind other items.
  • The postcode and preferred collection date.
  • Floor level, lift availability, stairs, narrow hallways, garden access or loading restrictions.
  • Whether parking is directly outside and whether a loading bay, permit or concierge booking is required.
  • Any very heavy, electrical, upholstered, refrigerated, liquid, sharp or unusual items.
  • Whether items need dismantling before they can be removed.

Accurate information protects the agreed price and helps us send the right crew, vehicle and equipment.

Licensed And Responsible Waste Removal

London Waste Van operates as a licensed waste carrier. Collected material is taken through appropriate licensed waste and recycling routes. Commercial customers, landlords and trades can request the collection details needed for their records, including waste-transfer documentation where applicable.

We do not knowingly mix hazardous or restricted material into ordinary waste. Asbestos, clinical waste, unknown chemicals, fuel, pressurised containers and similar items must be disclosed before booking so we can confirm whether we can help or whether a specialist contractor is required.

Frequently Asked Questions

Do you carry everything down from the loft?

Yes, the agreed safe loose contents are carried and loaded by the crew. Access and item size must be shown before booking.

Do I need to provide a ladder?

Show the existing access. We will confirm what is required and whether the route is suitable.

Can you clear a completely full loft?

Yes, but a full video and access details are needed. Large jobs may require more than one load.

Do you remove loft insulation?

Only specific non-hazardous insulation work that has been assessed and agreed. Suspect, contaminated or asbestos-containing material requires specialist advice.

Can you dismantle furniture in the loft?

Basic dismantling may be possible if it is shown and included in the quote.

Can you clear selected items and leave the rest?

Yes. Clearly mark retained items and provide written instructions so the scope is unambiguous.

How is the price calculated?

By volume, item type, access difficulty, carrying time, dismantling, parking and number of loads.

Can the clearance be done before a house sale or conversion?

Yes. Book with enough time before the survey, photography, completion or contractor start date.
