What This Service Covers
Strip-out clearance is for the removal and collection of agreed non-structural fixtures, fittings, furniture and waste arising from an internal refit. It can support shops, offices, restaurants, studios, landlord works, kitchens and bathrooms.
The exact scope must be defined. Some jobs involve waste collection only after another contractor has completed the strip-out; others may include limited dismantling that has been surveyed and agreed.
What It Does Not Cover
This page does not claim structural demolition, load-bearing alterations, specialist asbestos removal, gas work, electrical isolation or major mechanical dismantling. Those activities require competent contractors, appropriate surveys and isolation procedures.
If material is fixed, connected or potentially structural, do not remove it until responsibility has been clearly allocated.

Agreed waste can include shelving, display units, cabinets, counters, desks, chairs, partitions, ceiling tiles, flooring, doors, bathroom fittings, kitchen units, packaging, timber and bagged non-hazardous debris. Refrigeration, batteries, lighting, electrical equipment and dense rubble require separate identification.
Staged Refit Collections
Refit programmes often benefit from several smaller collections rather than one large pile at the end. Staging keeps working areas, loading bays and escape routes clear. Provide the programme dates, expected waste types and who can approve each visit.
Managed Buildings And Out-Of-Hours Work
Tell us about loading-bay bookings, goods lifts, security, noise limits, vehicle-height restrictions, parking suspension, method statements and permitted hours. Evening or weekend collections may be available by arrangement, but access must be confirmed before arrival.
Pricing The Scope
Price depends on whether the job is collection only or includes agreed dismantling, plus waste volume, density, labour time, floor level, lift access, carrying distance, parking and number of loads. Photographs alone may not be enough for larger units, in which case a survey is sensible.
What To Send For An Accurate Quote
A clear photo or short video usually gives us the information needed to quote quickly. Please include:
- All waste from more than one angle, including anything hidden behind other items.
- The postcode and preferred collection date.
- Floor level, lift availability, stairs, narrow hallways, garden access or loading restrictions.
- Whether parking is directly outside and whether a loading bay, permit or concierge booking is required.
- Any very heavy, electrical, upholstered, refrigerated, liquid, sharp or unusual items.
- Whether items need dismantling before they can be removed.

Our published cage-van prices are a useful starting point for ordinary, light and mixed waste. The final quote depends on the photographs or video, waste type, weight, access, parking, loading time, specialist items and the number of loads required. Heavy rubble, concrete, bricks, tiles, dense metal and other weight-led loads are assessed separately so the correct vehicle and disposal route can be planned.

Important: these guide prices apply where the material, weight, access and loading time suit the selected load size. Sofas, mattresses, refrigeration equipment, tyres, paint, gas bottles and other specialist items can have additional disposal charges. We explain these before the collection is confirmed.
Licensed And Responsible Waste Removal
London Waste Van operates as a licensed waste carrier. Collected material is taken through appropriate licensed waste and recycling routes. Commercial customers, landlords and trades can request the collection details needed for their records, including waste-transfer documentation where applicable.
We do not knowingly mix hazardous or restricted material into ordinary waste. Asbestos, clinical waste, unknown chemicals, fuel, pressurised containers and similar items must be disclosed before booking so we can confirm whether we can help or whether a specialist contractor is required.
