Professional Site Clearance London

Clear information, realistic pricing and a collection planned around the waste, access and deadline.

Pre-Start Clearance

Remove abandoned contents and agreed waste before trades or plant arrive.

Ongoing Collections

Scheduled clear-downs during refurbishment, landscaping, roofing or fit-out programmes.

End-Of-Project

Clear remaining packaging, offcuts and agreed debris before inspection or handover.

Residential Sites

Driveways, extensions, gardens and renovation properties with controlled access.

Commercial Sites

Offices, shops, units and managed buildings with loading and security requirements.

Multi-Load Planning

Sequence vehicles and waste types rather than attempting to overload one collection.

A Site Clearance Plan, Not Just A Van Arrival

Site clearance works best when the waste, vehicle position and loading route are planned before arrival. Send a video walkthrough showing each pile, the distance to the road, gates, scaffolding, stairs and any occupied or finished areas.

We then confirm the waste types, crew, likely number of loads and whether any material needs a different contractor or vehicle.

Pre-Start, Staged And Final Clearances

Pre-start clearance removes agreed abandoned contents or rubbish so the project can begin. Staged clearance keeps working areas clear as trades generate waste. Final clearance removes remaining packaging, offcuts and agreed debris before handover.

These are different from excavation, land remediation, structural demolition or asbestos removal, which require separate competence and planning.

Typical Site Waste

Suitable material can include timber, packaging, doors, cabinets, flooring, light non-structural strip-out debris, bagged mixed waste, metal fixtures and agreed building materials. Concrete, brick, tiles, stone and other dense waste are assessed by weight and may require restricted loads or a specialist method.

Live-Site Safety And Access

The customer or principal contractor must provide a safe working area and loading route. Tell us about site inductions, PPE, vehicle booking systems, banksman requirements, hoarding, cranes, scaffolding, public footways and restricted delivery hours.

Waste must not be positioned where moving it would endanger the crew, site workers, residents or the public.

Project Records

Commercial jobs can be booked with project names, purchase-order references and site contacts. Waste-transfer information, invoices and job photographs can be requested. Agree these requirements before the first collection so every visit is recorded consistently.

Site Clearance Cost Factors

Quotes reflect waste type, volume, weight, loading distance, access, crew time, dismantling, parking, specialist items and the number of loads. A survey may be appropriate for whole sites or unclear mixed piles.

What To Send For An Accurate Quote

A clear photo or short video usually gives us the information needed to quote quickly. Please include:

  • All waste from more than one angle, including anything hidden behind other items.
  • The postcode and preferred collection date.
  • Floor level, lift availability, stairs, narrow hallways, garden access or loading restrictions.
  • Whether parking is directly outside and whether a loading bay, permit or concierge booking is required.
  • Any very heavy, electrical, upholstered, refrigerated, liquid, sharp or unusual items.
  • Whether items need dismantling before they can be removed.

Accurate information protects the agreed price and helps us send the right crew, vehicle and equipment.

Clear Volume Pricing For Suitable Loads

Our published cage-van prices are a useful starting point for ordinary, light and mixed waste. The final quote depends on the photographs or video, waste type, weight, access, parking, loading time, specialist items and the number of loads required. Heavy rubble, concrete, bricks, tiles, dense metal and other weight-led loads are assessed separately so the correct vehicle and disposal route can be planned.

Minimum Load£120+ VAT
Up to approx. 2-yard skip / estate-car boot space
Quarter Load£180+ VAT
Up to approx. 4-yard skip
Half Load£270+ VAT
Up to approx. 6–8-yard skip
¾ Load£380+ VAT
Up to approx. 8–13-yard skip
Full Load£450+ VAT
Up to approx. 13–18-yard cage-van load

Important: these guide prices apply where the material, weight, access and loading time suit the selected load size. Sofas, mattresses, refrigeration equipment, tyres, paint, gas bottles and other specialist items can have additional disposal charges. We explain these before the collection is confirmed.

Licensed And Responsible Waste Removal

London Waste Van operates as a licensed waste carrier. Collected material is taken through appropriate licensed waste and recycling routes. Commercial customers, landlords and trades can request the collection details needed for their records, including waste-transfer documentation where applicable.

We do not knowingly mix hazardous or restricted material into ordinary waste. Asbestos, clinical waste, unknown chemicals, fuel, pressurised containers and similar items must be disclosed before booking so we can confirm whether we can help or whether a specialist contractor is required.

Frequently Asked Questions

Do you clear sites at the end of a project?

Yes. Send a full walkthrough and deadline so the remaining material, access and likely number of loads can be assessed.

Can you provide collections during a project?

Yes. Staged or regular collections can be arranged where the waste type and access are agreed.

Do you remove concrete and rubble?

We can assess dense waste, but vehicle weight limits mean it may need restricted loads or a specialist collection method.

Is site clearance the same as demolition?

No. This service removes agreed waste. Structural demolition, excavation, remediation and asbestos work are separate specialist activities.

Can you work in managed commercial buildings?

Yes, subject to loading, security, lift and building-management requirements being supplied in advance.

Do you supply labour?

Loading labour is included where stated in the quote. Extensive dismantling, carrying or site work must be agreed separately.

Can you provide paperwork and photographs?

Yes, request project references, waste-transfer information and before-and-after photographs when booking.

What cannot go in a normal site-waste load?

Asbestos, clinical waste, fuels, chemicals, unknown liquids, pressurised containers and other hazardous or unidentified materials.
